Annie Rizzo | Director of Operations, Aphorio Carter | VP, Carter Exchange
Annie Rizzo serves as Director of Operations of the Sponsor and as a member of the Investment Committee of the Manager. Ms. Rizzo has been involved in real estate acquisitions, asset management, and syndications amounting to over $3.5 billion. Her expertise spans a diverse range of real estate asset classes, including multifamily properties, data centers, healthcare facilities, and industrial spaces.
Ms. Rizzo also serves as the Vice President of DST Administration at Carter Exchange where she leads the launch and operational processes for Delaware Statutory Trust (DST) offerings from their initial acquisition to syndication and disposition. In this role, Ms. Rizzo has helped Carter Exchange acquire assets totaling over $2 billion. In the second quarter of 2023, Ms. Rizzo led the operational teams that facilitated two Carter Exchange asset dispositions which resulted in a $137.2 million sale and delivered a 25.27% average annual return to DST investors. Prior to her current roles, Ms. Rizzo served as Due Diligence and Operations Analyst for Carter Multifamily, the multifamily division of Carter Funds. Throughout her tenure with Carter Funds, she has managed various aspects of the real estate investment process, including lending, insurance, accounting, investor relations, third-party due diligence reports, financial analysis, and project management.
Prior to joining Carter Funds, Ms. Rizzo worked at a software firm called Recovery Management Technology, where she was involved in the development of innovative technology systems that enhanced effectiveness and productivity in recovery healthcare centers.
Ms. Rizzo received a Bachelor of Science degree in Computer Science from Denison University.
