The Property is a commercial facility that will be used as a last-mile delivery station in Meridian, Idaho, one-mile north of I-84 and 11 miles from the Boise Airport, and is 100% triple-net-leased to Amazon.com Services, LLC and guaranteed by Amazon.com, Inc. Completed in 2022, the facility features approximately 141,360 Net Rentable SF, and was built specifically as a last mile delivery station for Amazon.com  Parking capacity includes parking for 682 delivery van spaces equipped with electric vehicle charging stations.

Located in Meridian, Idaho, the Property is situated 1.3 miles from Interstate 84,3 offering easy access to downtown Boise. This area is well-regarded for its high population growth, low industrial vacancy and high demand, and its role as a regional distribution hub connecting coastal ports to larger metros. The city’s affordable cost of living, outdoor amenities, and desirable weather may continue to attract new residents.

The Boise MSA was the fastest growing MSA in the nation by population growth as of the first quarter of 2022. In 2019, the Boise Metro had the fastest rate of net migration of any top 100 largest U.S. Metro. 93% of the migration, on net, is arriving from outside of Idaho.
