Located less than one mile from Augusta National Golf Course, the Highland is located in the National Hills area of Augusta. It’s a 252-unit garden-style multifamily apartment complex with modern amenities and finishes. The Property was built in 2020-2021, and it includes 12 residential apartment buildings situated on 20.46 acres. The unit mix includes 150 one-bedroom units and 102 two-bedroom units.  Property amenities include a resort-style pool with sun shelf, expansive outdoor lounging areas, fitness center with yoga studio, community room with kitchen, fireplace, billiards, co-working office spaces, outdoor game lawn, outdoor summer kitchen and alfresco dining, pet park, enclosed mail room, bike stations and more.

From 2014 to 2019, the average annual job growth rate in the Augusta-Richmond County MSA was 4.1%, resulting in 243,300 total jobs in 2019. In 2019, the biggest employment sectors were Government, which employed 19% of the market at 45,900 jobs; Trade, Transportation and Utilities, which employed 17% of the market at 40,500 jobs; and Education and Health Services, which employed 15% of the market at 35,400 jobs. As of May 2021, the unemployment rate was 3.7%, much lower than the national unemployment rate of 5.8%. With area construction, investment and expansion of companies and institutions such as Amazon, Club Car, the Army Cyber Command Complex and Plant Vogtle, the types of occupations expected to grow are as diverse as these industries, attracting a variety of talent, skill-levels and pay grades in the customer service, logistics, manufacturing, nuclear science, technology and cybersecurity fields.*

The cost of living in the Augusta-Richmond County MSA is attractive to new residents particularly because housing costs are approximately 39% lower than the national average and the cost of living is approximately 18% lower than the national average. The city of Augusta is home to a large renter population with 48% of all households renting, which is greater than both the state of Georgia (37%) and the Augusta-Richmond County MSA overall (33%). On average, the median monthly cost of renting a home in the city of Augusta is 23% less expensive than the monthly cost of a mortgage. The median annual household income within three miles of the Property is $71,023, which has caused a very low rent-to-income ratio of 15%.**
