The Property was built in 2019 and features 10 buildings across 21.69 acres.  The unit mix includes 20 studio units, 129 one-bedroom units, 129 two-bedroom units and 24 three-bedroom units. Community amenities include a business center, car care station, cozy fire pit, clubhouse with charging stations, community lounge area, resort-style saltwater swimming pool, bark park and more.

The Property is located in the North Charleston submarket, which is home to some of the largest employers in the Charleston MSA. Joint Base Charleston, Boeing and Trident Health Systems are located in North Charleston and contribute total more than 30,000 jobs to the Charleston MSA. Other nearby employers include Bosch, Mercedes-Benz and the Charleston International Airport Manufacturing jobs have a favorable outlook due to the expansion of international manufacturers, including Boeing, Volvo, and Mercedes-Benz. Walmart, T-Mobile and TELUS International recently announced expansions in the Charleston MSA, adding thousands of new jobs. The Charleston MSA is home to the Port of Charleston, which is one of the busiest ports in the United States and has experienced upgrades, expansions and new tenant arrivals in recent years.*

Charleston has seen growth in several forms, leading to record rent growth: migration to coastal locales, wage growth, and new household formation. Construction, transportation and logistics have stabilized overall employment since January 2020. Year-over-year job growth as of the end of 2021 was particularly strong in Leisure/Hospitality and Trade/Transportation/Utilities, at 8.2% and 7.3%, respectively. Job growth in the Charleston MSA slightly outpaced the nation (4.3% compared to 4.1%) at the end of Q4 2021. Unemployment is a full percentage point lower than the national average, 3.2% in the Charleston MSA compared to 4.2% nationwide.**
